Financial and Contract Conditions
CONTRACT:
The contract has been checked and approved by a Norwegian lawyer. A company representative as well as our business partner is always present during the contract signing.
FINANCIAL ASSISTANCE
Turkey has agreed that Turkish banks can now loan 65% on the value of the property.
CONDITIONS OF PAYMENT
Payment details will vary depending on how far the building process has come. Expect to pay a portion of the total amount approximately 2 weeks after signing the contract. the normal payments are:
• 50% approximately 2 weeks after signing
the contract.
• 20% when taking possession
• 30% when you receive the Title deeds.
There is a 5% rebate for cash purchases.
This only applies to projects under construction.
BANK ACCOUNT
Everyone who purchases a property through a vendor can open a Turkish bank account. The account is for practical reasons and it enables you to have funds in place to cover any expenses that are covered in this document.
MONEY TRANSFERS IN TURKEY
Money transfers to Turkey go via a bank in your home country to your account in Turkey.
INSURANCE
We recommend that you start arranging your insurance once you have the completion date of your property. Everything can then be arranged by the time the building is finished. The insurance for your home and contents can be done via a Turkish insurance company.
Our representative in Turkey can assist you with the insurance policy.
EXTRA EXPENSES
Houses being built in newly established areas have to be part of either a communal or private infrastructure. The vendor stands as guarantee that the water, sewer, etc; are authorised and paid for.
When you purchase property from a vendor, the contents of the Title deeds are translated to English. The vendor will confirm that the description of the property in the deeds agrees with any earlier issued papers, and any information received at the inspection trip.
The vendor will also give a confirmation that they are the original owners and that there are no hidden extras or conditions that can limit the use of the property.
All outstanding financial transactions must be completed before possession of the property is possible.
The vender is responsible fort he Title deeds and will inform you when they are ready for collection.
When you take possession of the property the following costs will come on top of the purchase price:
• A translation fee to the Land Registry.
• A translation fee to the Notary.
• Application for the Title Deeds.
• The fee’s for the above named services normally range from 3% to 3.5% of the
value of the property.
Possession of the property takes place at the Land Registry office as this is the only official office with the authority to carry out these transactions.
